Staging Your Home like a Pro

Getting your home ready to sell might seem like a daunting task but, with these simple staging tips and tricks you’ll be ready to hit the market in no time.

Focus on curb appeal

Potential buyers, while they might not admit it, will definitely judge a house no by what it has on the inside but what they see when they first drive up. Even if the inside is magnificent it’s hard to shake off that first impression. Luckily, improving curb appeal doesn’t necessarily mean having to paint the entire exterior (though not a bad idea). So quick fixes can be done just by adding planter boxes out side front windows, adding updated shutters or details on windows or even just replacing the welcome mat. A little can go a long way here.

Use mirrors to make spaces feel bigger

Mirrors are such an easy way to make a room feel light and airy. You can kill two birds with one stone by adding a “mirror collage” behind a sofa to expand the room and also serve as a statement art piece. It’s staging magic!

Apply a fresh coat of (light) colored paint

There’s nothing like walking into a home with a fresh coat of paint. It makes the whole space just feel cleaner and more updated. Lighter colors also make rooms feel bigger. Tip: if you have a small room next to a larger one, paint them the same color so that they feel like a large singular room.

Invest in new light fixtures

If you haven’t noticed, lighting is a huge selling factor. Dark homes feel old and outdated. Find fixtures that brighten up the room and also add to the overall style.

Get rid of clutter

If there’s one staging tip you take away from this post, it’s to get rid of clutter. No one wants to walk into a cluttered home. Buying a home means you get to start fresh and walking into a mess doesn’t exactly get that dream off on the right foot.

Storage sells

See “Get rid of clutter.” Just the same as no one wants to see clutter, having storage options in a home can be massive selling points. An alternative to building custom built-ins, there are some great ikea hacks out there to add in that additional storage without a hefty price tag.

Keep it smelling fresh

Not much to say about this one, but try to get rid of and odors. A fresh coat of paint works, some not too overpowering candles or even just open the windows for some fresh air.

Use furniture to show a room’s purpose

When listing your home look at it from an objective perspective. Maybe the little room off of the kitchen worked for your master bedroom, but for a potential buyer, that might be hard to make sense of. Keep things flowing and make sense from a functionality standpoint. So likely instead of a master, show that it could be a laundry room, pantry or storage space.

Bring in greenery

Adding plants or flowers really brightens up any room. It’s a nice touch and a beautiful arrangement is always an easy conversation starter

Capture it all with high quality photos for your listing

Once you have everything set for your open house make sure you make all your hard work worth it. Hire professional photographers to shoot each room as it’s intended to be seen and don’t forget a great exterior photo to get the buyers in the door.
